Land registry & legal authority checks

A very im­port­ant step when con­vey­ing a prop­erty is the “Nota Simple”. This doc­u­ment has to be re­ques­ted from the Land Re­gistry that the prop­erty be­longs to. We can then check the true own­er­ship and any legal charge against the prop­erty such as em­bar­gos or mort­gages.

We also check the meas­ure­ments re­gistered of the plot and build of the prop­erty so we can com­pare them make sure we are aware of any ex­tra builds or ex­ten­sions that need leg­al­iz­ing.

This is one of the first tasks we com­plete dur­ing the con­vey­an­cing so we can con­firm and keep you up­dated on the cur­rent legal situ­ation of the prop­erty.
