Land registry & legal authority checks
A very important step when conveying a property is the “Nota Simple”. This document has to be requested from the Land Registry that the property belongs to. We can then check the true ownership and any legal charge against the property such as embargos or mortgages.
We also check the measurements registered of the plot and build of the property so we can compare them make sure we are aware of any extra builds or extensions that need legalizing.
This is one of the first tasks we complete during the conveyancing so we can confirm and keep you updated on the current legal situation of the property.
