When making any alteration or annex to your property, the related plans/architect report has to be declared at the Notary, then registered at Catastro as well as the Land Registry. The Catastro is an institution that calculates the volume and amount of property tax due on each property, accessing the characteristics and surface measurements declared.

Using drones and aerial images, checking for property modifications, Catastro has detected 1.69 million illegal properties with extra builds that have not been declared, and therefore, the owners are paying less property tax then they should (IBI/SUMA).

Some Town Halls have already resorted to Catastro to legalize the properties that had extra builds and that hadn´t been declared, registering the updated characteristics and surface measurements. Such extra builds are known as, extensions, terrace enclosures, pools, garages, etc.

Next December 31st is the deadline to take part in the legalization that began in 2013 and benefit from paying only 60 euros to declare your extra builds. A total of 4,340 towns have closed this process, which IBI/SUMA obtained an income of 1,254 million euros, according to Hacienda.
