Since housing prices are constantly changing, your Estate Agent should offer their recommendations on how to correctly price a home for sale and summarize the aspects to consider when doing so, such as: studying the market situation at that particular time; looking at prices of similar housing for sale; the capacity for financing; the true condition of the property, and the impression the home, area and location portrays in terms of available services and amenities such as schools, shops, transport etc.
However, there are also various factors that a potential buyer will not take into consideration when looking to make a purchase, such as the price the seller paid for the property in the past, the amount spent on it for improvements etc. or the emotional value of the property to the seller.
